who has ever walked through a new show home knows
that that they smell and look a certain way that
is suppose to peak your interest and get the buyer think
what it would be like for them to live there. Once you
decide to list your home of the market you may want
to give a few of these things a try to help you get
full value for your property:

- CHECK
YOUR EMOTIONS AT THE DOOR
This can be a very hard first step many people can't
do. This is understand after after all it may have
been the home your children have grown up in or it
may hold other memorable experiences. Those's experiences
will all be in your heart and mind not your home and
if you can make the separation the selling of your
"property" will go allot quicker and smoother
so you can move into your new "home"
Once you have your emotions in check you will be free
to accept constructive criticism from your friends
neighbors and Real Estate Agent about what improvements
they feel you could do to improve the value and appeal
of your property. You may not wish to nor may it be
economical to fallow through with all the suggestions
but at least you will have an open mind to accept
the suggestions for what they are.Be sure to follow
up with your agent about what potential buyers that
walked thru your home thought Make sure and just look
for praise but also focus on the negative because
if you find two or three clients disliked the same
thing about the property you may want to make a change
if feasible.
- PREPACK,
BOX YOUR CLUTTER
This is a great time to get a jump start on your
packing and will only will improve the over all
look of your property giving it the open clean feeling
of a showhome. If your wondering home much is de
cluttering to do take a walk thru a show home and
take speical note of what you don't
see in each room.
This "pre packing" will have to be sooner
or later so if you are in doubt as to weater it
is clutter or not pack it! "Pre Pack"
one room at a time and be strict. Remeber to take
a look in each of the closets , under beds, nighttable,
bathroom cabinets, unders sinks, table tops kitche
counter tops, and anywhere else you have a habit
of collecting clutter.
After you have "pre packed" have a friend
or your real estate agent come ofver and offer any
suggestion of what els you could remove. Don't forget
"pre packing" may also mean to remove
that extra chair or desk in the dining room. You
should not put these boxes down stairs or in the
garge as they will just look like extra
clutter. Renting a small storage space month by
month can be a grat way to get rid of the clutter
and it's cheap to.
When you are done your "ore packing" you
may feel like your home is void of you or kind of
bare and that is exactly what you are looking for
becuase the potential buyer of your property will
see it as a blank palette for which they can build
their "home".
- REPAIR
ME BEFORE YOU GO
Well the time has come you can't hold off any longer
you will need to handle those repairs that you have
been putting off. When you have a client come to
look at your property you don't want to lose them
because of a dripping sink. or leaking faucet. That
carpet stain can draw the eyes and mind set away
from how large the bedroom room is. The stunning
view just doesn't look the same through a dirty
cracked window, Not to mention broken or missing
tiles or appliances the don't work. all these things
and many more like door and window that squeak or
just don't open or close freely can cost you a sale.So
take care of them before you list your property
or if time doesn't permit you doing them yourself
do a walk thru and make notes of what you need to
have done and hire a handy man for a day to take
care of your list. Most handyman can do allot of
these jobs in a day and they are very reasonable.
- DO
YOUR WALLS SING OR SCREAM?
Lets face it nothing beats a freshly paint room.
After you have "pre packed" take a look
at the walls where pictures were hanging , are they
screaming to be painted? If you are handing with
the brush and can do a good job then go for it.
If however you are like the rest of us you may want
to hire a painter. they are quick clean and good
at what they after all this is their living.
Whatever way you chose to go just remember now is
not the time to try that fancy new color in the
kitchen. Go with neutral colors you want to offer
them a palette to start with not a color chart they
will have to recover.
- DOES
YOUR PROPERTY SMELL, INSIDE AND OUT
Smoking, pets, litter boxes, reculying bins, kitchen
garbage container, food oders, diaper pails, heavy
perfumes, pet droppings out side and many more all
leave thier mark on a home much like a finger print
on a mirror. You will need to do you best to try
and "remove them". Do not just try and
mask them becuase the "air freshenre"
you chose may be more offensive to some people than
the intial smell. Worse yet they me be allergic
to "air freshners", a quick way to say
"good bye" to a sale.
Have your carpets proffesional cleaned or at least
rent a carpet cleaning machine, empty all the garbage
and diaper cantaires often so oders don't have a
chance to build up Try not to cook strong odered
food when you have a showing
You may want to add natural scents like fresh cut
flowers all around the inside of the property. Not
only do these offer a gentle natural fragrance but
they can very complimentung to a room. Same goes
for fruit baskets or baking of bread in the kitchen.
- CURB
APPEAL, DO YOU HAVE IT?
You may want to consider standing across the street
and take a long hard look at your property because
we as humans have a tendencies to make first impression
judgment pretty quickly. How does your look? Is
the grass as green or as well kept as it could be/
Any weeds? does it have color from flowers? You
could just add pots with lots of colorful flowers
(that you can take with you) you don't need to dig
a all new garden. Any tree branches close to or
rubbing the house? Gutters been cleaned? Does your
backyard look like a junk yard? What about the old
car that hasn't run in two years now the time to
donate or move into storage. If' its summer are
your Christmas lights down? What about the shingles,
door and driveway? You get the idea take a hard
close look at the curb appeal because it is the
first and last thing people will see of your property
you want to make sure they leave feeling that you
are a home owner that takes pride in your property
Yard maintenance complains can do an amazing job
in a short period of time ask for a quote.
After completing these improvement with out getting
caught up in your emotion you may wonder why you
want to move after all. Well you wouldn't be the
first to to take down the sign and stay put for
a couple more years.
